Project Manager / Senior Project Manager (E&M)

Job info

Responsibilities:


  • Responsible for project management of Hong Kong property development projects including redevelopment works, renovation works, refurbishment, fitting-out and statutory orders, etc.

  • Assist in project planning, feasibility study for construction and related projects

  • Manage, control and coordinate project schedule & implementation to ensure the project to be completed on time

  • Responsible for new grant residential development projects, commercial projects, retail and shopping mall projectson the design coordination with internal and external parties

  • Review consultants’ drawings and specifications

  • Collaborate with government authorities, utility companies, consultants and contractors


Requirements:


  • Bachelor degree or above in Building Services engineering, Electrical Engineering, Mechanical Engineering or related disciplines.

  • Member of HKIE / CIBSE / IET / IMechE

  • Minimum 8 years relevant working experience preferably gained from property developers or consultant firms, with extensive exposure in the full building development cycle and A&A works being an advantage

  • Knowledgeable in statutory regulatory regime over building services, as well as Building Regulations, contract laws and construction practices

  • Proficiency in applications including Microsoft Office & Microsoft Projects

  • Independent, analytical, self-motivated, well-organized, able to work under pressure and tight schedule

  • Good command of both spoken and written Chinese and English

Building Services Inspector (18-months renewable contract)

(18-month renewable contract with 5.5 days work week and public holiday)

 

Responsibilities:



  • Perform construction site inspection including inspect concealed conduit work, check building work instruction, material delivered, workmanship and issue memo on defects

  • Witness testing & commissioning, liaise and coordinate with utilities and contractors

  • Coordinate site office administration e.g. set up filing system, vet site correspondence (site query, RFI, etc) and comment.

  • Monitor contractor\'s submission and progress of BS installation works

  • Prepare outstanding defect list and compile various site records

  • Prepare inspection and site progress report

  • Attend site meeting and other utilities coordination meeting



Requirements:



  • High Certificate / Higher Diploma or above in Building Services Engineering, Mechanical/Electrical Engineering or equivalent

  • Minimum 5 years\' experience in handling onsite building services, mechanical & electrical installation works, testing and commissioning

  • Strong in effective communication with relevant parties on site issues

  • Can handle projects independently with good coordination  and organizational skills

  • Good command of English and Chinese

  • Immediate available is highly preferred

  • Candidate with less experience will be considered as Assistant Building Services Inspector

Leasing Manager (Fresh Market)

Responsibilities:



  • Assist in new tenancy liaison, renewal negotiation, marketing analysis compilation

  • Monitor variances in various leasing control parameters such as income receivable, vacancy, trends, price, competition and customer turnover

  • Monitor and supervise the property leasing and marketing activities

  • Formulate and implement trade mix plan, conduct marketing research, rental forecast and budget preparation in all projects

  • Work closely with internal departments on assets enhancement programs and strategic marketing campaigns

  • Maintain and develop strong relationship with tenants



Requirements:



  • Degree holder or above, preferably in Real Estate / Marketing / Business or related discipline

  • MHKIS / MRICS is an advantage

  • At least 8 year experience in fresh market, street shops & properties leasing with at least 3 years at supervisory level.

  • Strong leadership skills capable of driving the marketing & leasing team to meet targets and secure deals

  • Good networking with major retailers

  • Good knowledge of Hong Kong’s leasing practice, tenancy law, related ordinances & regulations

  • Good command of spoken and written English and Chinese

Job responsibilities:


  • In charge in the daily operation and management of residential & commercial properties

  • Supervise a team & oversee the daily operation e.g. dealing with tenants, communicate with head office, etc.

Job requirements:

  • Handover operations for residential properties is an advantage

  • Familiar with BMO & DMC and experience in Formation of I/O and OC

  • Corporate Member of CIH, HKIH, or relevant qualifications equivalent preferred

  • At least 5 years’ experience in managing sizable high-end residential developments

  • Excellent client servicing skill and ability to handle clients and tenants independently

  • Excellent communication and interpersonal skills in dealing with residents, I/O & OC members and the public
