Senior Property Manager

Job info

Responsibilities:



  • Supervise on-site ICs regarding budget planning, enforcement of DMC, liaison with owners organization/clients, complaints handling, supervision of site staff, convening site meetings; monitoring of contractors’ performance, clients’ relationship building & vendor management, etc.

  • Execute various property management services strategies and relevant policies & procedures for the assigned portfolios

  • Oversee and monitor the full spectrum of property management functions, including security, maintenance, cleaning, procurement, amenities and facilities management, etc. of assigned properties

  • Lead a team to oversee the management of assigned properties to ensure high service standards and quality

  • Monitor income and expenses and prepare annual budgets and other related financial duties

  • Conduct regular review and market research to support the execution of PM/ TM daily works

  • Liaise with internal and external parties to ensure smooth daily operations of the assigned portfolios

  • To prepare and monitor the annual operation budget to ensure that expenses are spent on time and maintained within budget

  • Perform ad-hoc projects as assigned



Requirements:



  • Degree holder in Property / Housing Management or equivalent

  • At least 10 years' experience in the property management field, with a minimum of 5 years at managerial level, experiences in newly development is preferred

  • Holder of PMP Licence (Tier 1) is a must, Corporate Member of CIH, HKIH, RPH or relevant qualifications equivalent preferred;

  • In-depth knowledge of Building Management Ordinance, Landlord & Tenant (Consolidation & Amendment) Ordinance, DMC and related ordinances

  • Strong leadership, interpersonal and communication skills and able to work under pressure

  • Excellent client management skills and high level of service integrity

  • Good command of both written and spoken English & Chinese Proficiency in MS Word, Excel and PowerPoint

  • Immediate available is highly preferred

Senior Human Resources Officer

  • Manage end-to-end human resources operations, including recruitment, onboarding, employee relations, benefits administration, and performance management

  • Provide guidance and support to managers on HR policies, procedures, and best practices

  • Collaborate with cross-functional teams to identify and implement HR solutions that enhance employee engagement and organizational effectiveness

  • Maintain compliance with relevant employment laws and regulations

  • Assist in the development and implementation of HR-related training and development programs

  • Contribute to the continuous improvement of HR processes and systems



Requirements:



  • A relevant degree in Human Resources, Business Administration, or a related field

  • Minimum 5 years of experience in a similar human resources generalist role, preferably within the real estate or construction industry

  • Candidates with less experience will be considered as Human Resources Officer

  • Excellent knowledge of Hong Kong employment laws and regulations

  • Strong problem-solving and analytical skills, with the ability to identify and address HR-related issues

  • Exceptional communication and interpersonal skills, with the ability to effectively liaise with employees at all levels

  • Proficiency in using HR information systems and Microsoft Office applications
